2026 Cost Guide · Waterloo
Painting Costs in Waterloo (2026)
Planning ranges for residential painting in Waterloo in 2026, and a straight account of what pushes a quote up or down. These are planning figures, not a price list. Every job is quoted in writing after someone has looked at the walls.
Painting is priced by the surface and the prep, not by the hour, and two rooms of the same size can be very different numbers. A student bedroom in one colour with a few nail holes is a quick job. The same size room in a Mary-Allen house with cracked plaster, chipped trim enamel and a ceiling that has never been done is a different day entirely. So the useful question is not what painters cost in Waterloo. It is which version of the job you have.
- Turnover. Rental rooms and units to a repeatable spec, light patching, one colour. The fastest work on this page.
- Repaint over sound walls. Drywall in decent shape, a colour change, trim and ceilings as options. Most of the newer houses and condos.
- Prep-heavy interior. Plaster repair, skim coating, stained trim to white, stipple removal, lead-era sanding with containment.
- Exterior. Scraping, priming and painting wood in the right weather. Priced by what is painted and how high it is.
- Cabinets and specialty. Sprayed finishes on kitchens, doors and railings. Priced by the piece.
Waterloo planning ranges
Planning ranges only — not quotes, not fixed prices. They exclude HST, assume walls in reasonable condition unless stated, include standard prep, and include mid-grade paint; premium products and colour changes from dark to light move the number. Your written quote replaces all of this.
| Job | Planning range | Notes |
|---|---|---|
| Rental turnover, per bedroom, walls only | $180 - $350 | Repeat spec, light patching, one colour |
| Rental turnover, whole 5-bedroom student house | $2,500 - $5,500 | Walls throughout, common areas, doors and trim optional |
| Condo unit, one bedroom, walls one colour | $900 - $1,800 | Building rules and elevator included; ceilings extra |
| Condo unit, two bedroom, walls and ceilings | $1,600 - $3,200 | Accent walls and heavy furniture add |
| Interior, single room, walls and ceiling | $400 - $900 | Standard bedroom or living room, sound drywall |
| Interior, whole house, 1990s-2000s three-bedroom | $4,500 - $9,000 | Walls, ceilings, trim and doors; foyer and stairwell included |
| Interior, whole house, pre-war plaster home | $7,000 - $16,000 | Crack repair, skimming, trim enamel, containment where needed |
| Stained trim, doors and railings to white, whole house | $3,000 - $8,000 | Cleaned, sanded, bonding primer, enamel; spindles move it |
| Stippled ceiling, painted | $250 - $600 per room | Only if sound and previously painted |
| Stippled ceiling, removed and skimmed | $900 - $2,000 per room | Messy and slow; rooms emptied |
| Exterior trim, fascia, soffits and doors, brick house | $2,000 - $5,500 | Scraped, primed, two coats; height and condition move it |
| Exterior, wood-sided house, full repaint | $7,000 - $18,000 | Two-storey clapboard with porch; heavy prep |
| Front door or garage door, painted | $250 - $700 each | Steel and fibreglass need their own primer |
| Kitchen cabinets, sprayed | $3,500 - $8,000 | Standard kitchen; doors off, boxes in place; hardware extra |
| Bathroom vanity or built-in, sprayed | $400 - $1,200 | Priced by the piece |
These figures are for planning in 2026. They are not binding, and nobody should give you a real number for a painting job without seeing the walls.
What pushes a Waterloo painting quote up
Prep. The biggest factor by far. Cracked plaster, badly patched walls, peeling paint, chipped trim enamel, stained wood going to white, and stipple removal all add days before a roller touches anything. A pre-war house uptown costs more to paint than a newer one in Vista Hills for the same finished result because most of the labour is prep.
Lead-era paint. Where sanding or scraping disturbs paint that may contain lead, the containment, protective equipment and cleanup take longer. It is not a reason to avoid the job; it is a reason to do it properly.
Ceilings, trim and doors. Walls only is the cheapest version of any room. Adding the ceiling, the trim and the doors can double the time in the room.
Height and access. Two-storey foyers and stairwells inside, gables and second-storey trim outside. Ladders, planks and occasionally a lift.
Colour changes. Dark to light or a deep accent colour need extra coats. One neutral throughout is the cheapest.
Building rules. Condo work inside restricted hours with elevator bookings takes more calendar days for the same painting hours.
Furniture and occupancy. An empty unit is the fastest. A fully furnished, occupied house painted room by room takes longer and costs more.
Weather, outside. Exterior jobs that have to be broken into dry-day blocks carry more setup time than one continuous run.
What brings a quote down
A repeatable spec. Landlords who paint to the same colour and product every turnover pay less each time, because the patching is lighter and there are no colour changes.
Batching. Several units in one building or several houses in one week cost less per unit than one at a time.
Empty rooms. Move what you can before the crew arrives.
Doing it before it is urgent. Trim scraped and painted when it starts to peel at one corner is a small job. Left three more years, it is the whole house.
Choosing what matters. Walls and trim in the rooms you live in, and a lighter touch in the spare room, is a legitimate way to control the number. The quote is broken out by room so you can decide.
How to compare painting quotes
- Is the prep listed? Patching, sanding, priming, caulking, crack repair. A quote that says only "paint two coats" has left out the part that decides whether it lasts.
- Is the product and sheen named? So you can compare like with like and buy the same thing for touch-ups later.
- How many coats, and is primer separate?
- Is the scope broken out by room or surface? A single number cannot be compared to anything.
- Who moves and covers the furniture, and who cleans up?
- For condos, who books the elevator and who is responsible for the corridor?
- Proof of liability insurance and WSIB coverage. Painting is not a licensed trade, so this is the check that matters. Ask everyone, including us.
Consumer Protection Ontario explains what a written contract for home work should contain and what to do if it goes wrong. Anyone working in your house should be able to show current WSIB coverage. Health Canada publishes guidance on lead-based paint in older homes, and leftover paint and solvents are household hazardous waste that the Region of Waterloo explains how to dispose of.
Frequently asked questions
What does it cost to paint a student rental in Waterloo?
As a planning range, a bedroom on a repeat spec with light patching is often around $180 to $350 for walls, and a whole five-bedroom house with common areas commonly lands somewhere in the $2,500 to $5,500 range before HST in 2026. Doors, trim and ceilings add to that, and a first-time full repaint after years of neglect costs more than a repeat. None of these are quotes.
What does condo painting cost?
As a planning range, a one-bedroom uptown unit in one colour is often in the $900 to $1,800 range, and a two-bedroom with ceilings higher. Building rules, accent walls, a furnished unit and a lot of cutting-in around cabinets move it up. The quote includes the building arrangements.
Why does a plaster house cost more to paint?
Because the prep is most of the job. Cracks are cut out and filled, loose plaster is secured, badly patched walls are skimmed, chipped trim is primed, and sanding is done with containment where lead-era paint may be present. The finished room can look the same as one in a new house and still take twice the days.
Do these ranges include paint?
Yes, mid-grade paint from a major brand is included in the ranges. Premium lines, specialty primers for stained wood or cabinets, and deep colours that need extra coats are itemised on the quote. HST is separate.
How much is exterior painting?
It has the widest spread on this page. Trim, fascia and doors on a brick house is a moderate job; a full wood-sided two-storey house with a porch is a large one, mostly because of the scraping and priming. Height, condition and the amount of rotten wood that needs carpentry first all move it.
Can you give me a price over the phone?
We can tell you which kind of job you are describing and which planning range it probably falls in, and for a landlord with a known spec and a room count that can be fairly close. We will not give a firm price, because the condition of the walls, trim and ceilings is what moves the number and it cannot be seen over the phone. Photos get you closer.
